Just about every balcony will leak some water behind tiles, how quickly it will start, depends on a few factors.
- The amount of vibrations sustained by your balcony. Ones built over metal or wooden constructions are having it much worse than concrete ones.
- Movements of building constructions can leave many small or large cracks in walls, visible from the inside and outside of a property. These are especially spread over the balcony which can then leak water into the construction.
- Poor tiling workmanship is a very common cause for problems. Water falls are not directed toward drainage points so water pools in corners and substantially damages grout making it porous and absorbing. Grout gets washed away and very quickly leaks water. This is especially present in balconies that are bricked up all around.
- Inadequately installed drainage can cause water to pool and leak water all around it under tiles.

We will remove all of the grout on your balcony, replace or seal any of cracked tiles, inject sealant in water pathways in your building construction and finally re-grout your balcony with epoxy grout which will glue up any possible water entrance under your tiles.
